A country farmhouse located 7 miles from medieval town of Todi with fabulous views of Todi and Umbrian countryside. Sleeps: 8 This lovely property consists of a lovingly restored farmhouse and good sized swimming pool with five acres of planted hillside. It is located high on a hill overlooking an expanse of valley which is planted with sunflowers in summer. From the house you look directly at the medieval town of Todi, across the valley, less than a 10-minute drive away. The house is easily accessible by paved road and a short distance on a well maintained dirt road. The location is very convenient for visiting the other Umbrian towns of Perugia, Orvieto, Assisi, Spoleto, Deruta, Cortona, Arezzo, Gubbio, Bevagna, Spello and Norcia. The hill towns of Southern Tuscany are not far away, and Rome can be reached in under two hours. Florence and the Chianti countryside are just over two hours. The FarmhouseThe Farmhouse includes:
Le Rondini is a wonderful stone farmhouse in Umbria that was restored prior to the summer of 2000. The house has four bedrooms, three full baths, living room, dining room, well-appointed kitchen and library. The master bedroom has a private terrace with an astonishing view of the hill town of Todi and the surrounding valleys. In addition there are three stone terraces. The large main terrace includes ample room for relaxing and enjoying the view as well as a covered outdoor dining area for twelve. The front terrace is a quiet spot for shady relaxation under a planted pergola. A third terrace overlooks the swimming pool and the valleys beyond. This two-story farmhouse has been furnished with simple antiques, soft colors, and comfortable sofas, chairs and new beds. The owners use the house as a second home and it feels loved and lovingly appointed. The house is very spacious and there is ample room for 8 people in the two sitting areas and outside spaces. It is open and very bright which is sometimes hard to find in old Italian houses. There are fabulous views of the valley, planted fields, and the gorgeous hilltown of Todi from many of the rooms on both floors, and from the several terraces and swimming pool. All the rooms on the first floor have access to the garden or terraces. The large and comfortable living room serves as a central focus for the house. It has vaulted ceilings with beams, several country antique pieces, and comfortable seating, as well as a good quality CD/cassette player. Adjoining the living room is a study/TV room, with several couches, a window seat, fireplace, TV and VCR. There is an excellent collection of guidebooks and information about the area, many other books, and audio and videotapes. The kitchen also adjoins the living room. The kitchen has been equipped for a professional cook, with a five-burner cook top and inside grill, large oven, warming oven and ample marble counter space for food preparation. The refrigerator is new and large. The dining room seats 12, and it has a fireplace that can be used for the traditional Umbrian open- fire cooking. There is a separate area for the washing machine and dryer (a rarity in Italy!) All of the four lovely bedrooms are on the second floor and have wonderful views. Several have wood-beamed ceilings and all are tastefully decorated. The master bedroom has three windows and a private terrace with a gorgeous view of Todi and beyond. The bed is queen-sized, with excellent reading lights, and new first quality mattress. It is simply furnished with antiques. It is en suite to a bathroom with a bathtub and separate tiled stall shower. The second double bedroom has a carved wooden four-posted bed with a queen-sized mattress, and is en suite to a bathroom with bathtub and tub shower. The two twin-bedded rooms share a large bathroom with two sinks and a tiled shower. The house is well suited for any season as it is fully heated throughout and has two fireplaces. The farmhouse is equipped with a washing machine, clothes dryer, dishwasher, professional kitchen appliances, electric coffee maker, toaster, telephone, fax machine, TV (Italian), VCR(Italian and American Standard), CD player and independent heating. A housekeeper comes in twice a week to clean and do laundry at the guests expense. The GroundsThe Grounds encompass: Swimming pool Several landscaped terraces for dining/ relaxing Garden Fruit and nut trees Barbecue Covered parking lighted for night use. There are three terraces around the farmhouse. There is a front terrace under a shady pergola, a large terrace off the kitchen and living room with an outdoor dining area for 12, and a pool terrace that includes another shady pergola area. The terraces are all planted with herbs and flowers, lavender and climbing roses. The swimming pool is all one depth, about five feet. It is lushly landscaped. All the landscaping and planting were completed in the fall of 2000, though all the gardens are a continuing project. The pool has it's own sun area and shady terrace with a hammock for mid-day napping. The pool and pool area are lit for evening use. Le Rondini is not an isolated farmhouse. It is in a tiny hamlet and near another restored farmhouse, but guests will have total privacy. Car rental can be arranged which includes pick up at the Rome or Florence airports and return. The AreaThe area is rich in culture and tradition and is well located for day trips to any number of historical and artistic treasures. Todi's winters are mild and local activities continue all year long including a winter jazz festival in nearby Orvieto and seasonal celebrations. Summers are warm and full of things to do with the Spoleto Festivale dei Due Mondi and Umbria Jazz festival in July and many smaller local arts presentations in July and August.
