ESTATE DI SAN MARTINO (it means in Italian the same as "Indian Summer" in English) is an enchanting, well restored 17th century Farmhouse (casale) with 2 independent guest units, built over a 13th century smaller building, located in a splendid position in the Tiber Valley conveniently 5 minutes from Todi. The Farmhouse is composed of two adjoining units: "Foglie di vite" e "S. Martino", each one with independent access, parking and garden, but it's possible to rent the entire property.
A wide lawn with fruit trees, a very old vine pergola and a beautiful vista surround the house. No expense has been spared to maintain the look and feel of the old architecture, while providing every modern comfort. The Farmhouse has a quiet and sunny location just out of the small country village of Pian di San Martino, next to the playground, to the river Tiber and to the cycling circuits, not isolated but with full privacy: a very good solution for families with children.
The location, part of the Circuiti del Paesaggio (Landscape Circuits) of Todi, is ideal as a starting point for cycling, jogging or hiking in the Tiber fluvial park, in which the house is embedded, or for visiting the main tourist attractions both of Umbria and Tuscany.
The apartment "San Martino" sleeps four (5) people and includes:
- Entrance hall
- Large bright kitchen with traditional fireplace, perfectly equipped (37 sqm);
- Study with a sofa bed
- 2 Double bedrooms, respectively with double bed (140 cm) and two single beds
- 2 full bathrooms
- Stone walled porch with bread oven for baking bread and pizzas
The main entrance of the house is under a porch where there is a medieval wood burning oven for bread. Next to it is a pergola covered with grapevines.
The ground floor contains a large, exceptionally well equipped eat-in kitchen, with terracotta floors, open fireplace with armchairs and conversation area, dishwasher, and state of the art appliances (including refrigerator, microwave, American coffeemaker, toaster). It opens on the two sides on terraces, one shadowed by giant mulberry trees, the other furnished for al fresco dining. A stone walled bathroom with shower and a small study with medieval arcades complete the ground floor.
From the ground floor entrance an elegant winding staircase leads to the upper floor, where the two bedrooms are located: the "pink" room offers a queen size bed, while the "green stripes" one has two single comfortable beds; they share a bathroom with shower, terracotta floor and white glass mosaics.
All the rooms are furnished with authentic ancient furniture pieces and are most comfortable, offering at the same time as much as possible the original "look and feel" of a Umbrian casale.
Under the porch in front of the entrance there is a common laundry room, with washing machine and ironing board, used also as a storage room.
The garden is equipped with garden furniture.
The apartment "Foglie di Vite" can sleep four persons (plus two extra places/sofa bed) and includes:
- Spacious living room, with cathedral ceiling, wood beams, double sofa bed and a big open fireplace plus a perfectly equipped kitchen corner with refrigerator and microwave oven. A staircase leads to a balcony bedroom, opening onto the living room, with a 140 cm bed and a view of Todi.
- Tipical umbrian poggiolo, that is an open arcade, ideal for al fresco sipping a cup of tea or coffee; from it a stone staircase leads to the garden.
- Double bedroom with a queen size XIX century bed
- Bathroom with shower
- Garden equipped with garden furniture.
The "Casetta" is a dépendance shadowed by fruit trees, whith sofa, kitchenette and bathroom, to be used by our guests as common space.

Prices and conditions
The Estate di San Martino Apartments are rented by the owners by week or months. They can be rented separately, but it's possible to rent the entire property.
For the apartments rented separately the prices range from Euros 500 to 800/week, depending on the size of the apartment and the chosen period.

The Area - Interest & Activities
Todi, a renowned turist attraction, is two miles away from the house; it is a charming town with a rich cultural life and is exciting to explore, especially during the early evening and night.
For food shopping, there is a commercial centre in Pian di Porto, 1 mile from home, where also shops specialized in typical Umbrian products.
Perugia (Umbria's main city), Assisi and Orvieto are all reachable in 30 minutes; Rome and Florence are at 1 hour and 1/2 drive.
Todi is considered to be one of the best city in the world for the quality of life; its location is one of the best in Italy in order to visit the principal beauties of central Italy and the landscape and culture are not touristic but genuinely italian.
In July in Todi there is a famous art and music festival, but also during August there are several concerts and events. During summer, also innumerable "SAGRE" (local feasts) in the nearby villages and towns take place. Some of the events are really worth seeing. Normally during these celebrations it's possible to eat very good food at convenient prices , because the local housewives cook and obviously it's a wild competition among them.
At the end of July there is also a "Sagra" in Pian di San Martino: food and dancing everynight, but they allow you to sleep at a convenient time.
In Todi you can find a cinema (open air during summer) and a very famous XIX century theatre with good shows, menu restaurants and wineries.
Visits to the best wineries and oil mills of the region can be organized - as well as cooking lessons - and it's possible to bake bread and pizzas in the big old bread oven outdoor.
Don't miss to visit Assisi, Orvieto and Perugia, with the splendid Galleria Nazionale dell'Umbria; but worth a visit is also the Todi museum and the roman cistern below the square, besides a gorgeous fresco in a nunnery called "il purgatorio di San Patrizio".
Also Bevagna, with its Romans remains and the beautiful Piazza, and the lively Foligno are absolutely worth seeing.
In general, the countryside around Todi is completely full of castles and every little village has something to attract you, so maybe the best advice that can be given is just to wander around as much as you can (Cecanibbi, Montemolino, Ilci, etc…).
Sports
The community sport centre is in a place called PONTENAIA (4 miles away), that can be easily reached following the signals: there is a nice huge swimming pool, tennis courts and other facilities.
Some other tennis courts are in Todi, near the main Parking called Porta Orvietana.
Horse riding is very popular and you can go to San Terenziano or in Todi near Pontenaia for horse trekking or riding lessons.
From Pian di San Martino starts a cycling circuit called "Tiber Ring" which allows you to experience the beauty of the Tiber Valley: the owners will be glad to provide you with some bicycles. The river Tevere (Tiber) is indeed very close to the house, and a nice trip is the one to the river canions (follow the road towards Orvieto and Corbara lake).
