Vacation rentals in France (farms, cottages, gites, apartments)

Though the house was in its own grounds shared with a row of cottages that are also for rent, we found the house to be on a busy main road and we could not open the front windows at night due to traffic noise.
The village St Luzac a short walk away had a bar/restaurant/shops.

There was privacy from the cottage rentals as they had their own pool area. The house was old and had been restored by the present owners. The estate walls were in disrepair - we had to keep the children away from the back gate as the pillars holding the gate were crumbling.
There were four large bedrooms, with two of them having small rooms off them counted as further bedrooms; there was a small bunk room you had to walk through to get to a shower room.
Being an old building we expected it to be rustic (as described by the owner) but in parts was tatty, for example one of the showers leaked water through a ceiling the first time we used it.
There was no inventory. There was a living room with personal photos around the place.
There were large grounds with a pool area and field with tennis net and sandpit.
We found that some of the tiling in the shower rooms needed replacing.
The beds were uncomfortable, there were no mattress covers, some of the beds lacked pillows, our bed had a bolster but no cover on it. There was an extra charge to have linen and the beds made up which we opted to do; two of the beds hadn't even been made up. Instead of a sheet on one of the beds, it was just covered with an old duvet cover that did not fit the bed.
We found the kitchen to be usable but there was a large number of cracked/chipped pots/plates and lacking in organisation.
Problems or Bonuses
I had booked this place for the 16 of us, three families, and arrived earlier than the others my first thoughts were disappointment. There was a cleaner thrown in three times for the week; she spoke no English.
Agency and Representatives (and price)
The owner/agent does not normally attend at the site but leaves the caretaker/cleaner to deal with any problems, both do not speak English.
Breakages deposit was not returned despite being given a clean bill of health by the caretaker on the day before our departure. Owner would not give clarification but simply cited 'many things' and eventually >returned £50 (of the 250) and said she would only explain herself to a judge, we took court action but she failed to contest, to avoid payment she even claimed to no longer live in the UK, it took us four months and neccesitated the re-issuing of warrants to eventually receive our money back.
