Great price, great location, nice room.

This is a 3 room hotel, next to Piazza San Marco, and is run by the nearby Casa Verardo. We had room 403, which is a room with double bed, bathroom and a connecting room with a twin bed. It is new, has modern furnishings with flat screen TV, minimal sleek furniture, good bathroom and AIR CONDITIONING, which worked GREAT.

One wall of each room is a lighted panel - kinda cool. Shutters block out the light very well, although there isn't that much as it is in an alley that faces another tall building.

You pick up your key at Casa Verardo (they say 50 meters away, I'm not good with metrics, so I'd say a 5 minute walk) and that is where you eat breakfast and also check out. Casa Verardo is an old palazzo and this building is definitely not; just narrow staircase, all white, nice old photos of Venice. You get a key because this building is un-staffed.

Linens were fine -- although the rug was sisal and kind of scratchy on tired feet. Bathtub with shower curtain, it was OK. One sink. Sliding frosted glass door on the bathroom. The second bedroom was good size; we asked for a fold away bed for our other child and even with twin beds, it was good size.

Breakfast was OK - cereal, yoghurt, warm croissants and whole oranges (no other fruit, don't know why). We paid for internet but it didn't work, so they refunded us.

Location is amazing; quiet alley that is the alley of the Doge's Palace, walking toward the Danieli. Go down that alley and 2/3rds of the way is Casa Kirsch. 4 doors from the hotel is a square with resturants, etc. So you get off at St Marks vaparetto stop (San Zaccharia) and you cross 2 bridges, then down your alley and you are there ... except you have to then drag your stuff to Casa Verardo and check in, then walk back. But when you leave, you can just leave the key in the room and go.

Would stay there again. For a 2 room set up, it was a great price, great location, nice room.
