The hotel staff was friendly and we loved the location. Negatives: noisy and drifting smoke from other rooms. {3 star}

The reviews were favorable, the price was right (€140/night), and the staff was prompt and courteous.

If you dream of a canal view room in Venice, this is not the place for you. The hotel is situated at the far end of a small campo, so a rather narrow water view is all that is available from just a few rooms.

While the building is a very old palazzo, the new heating and AC vents connect you to everyone's chain smoking, snoring and love making. Cheers for the last, but I thought that the new no smoking laws would be enforced in hotel rooms. In this case, I was told that a hotel room is like one's home and cannot be regulated. Besides, there were ashtrays in the room, an encouragement.

Heavy snoring is hard enough to endure if it is your own spouse. Someone else's is impossible. Love making? Oh well ... what can you do? :)

I hear that room 201 was quiet and smoke free, but our room 206 was really difficult.

Breakfast was just OK with instant caffe latte. Order cappuccino or espresso instead.

Would stay at this 3-star hotel again.

Hotel nice; room tiny; bathroom terrific. Quiet, reasonably priced. On Campo San Simeon which was sublime for sitting and watching Venice go by on the Grand Canal. Five minute walk from the train station. Great local restaurants nearby.
