Superb location on Aventino hill close to everything but totally off the track. AIR CONDITIONED!!! Wonderful bathrooms with Jacuzzi tub. Easy street parking.

The hotel is part of the San Anselmo group. (See the SlowTrav reviews for Hotel San Anselmo.)

We were upgraded to a room at the Villa San Pio instead of the Hotel San Anselmo. There are three hotels, all in the vicinity of the Piazza San Anselmo. The rooms at the San Anselmo are only air-conditioned from 5am till 11pm and given Roma's heat this year, the air conditioning was a wonderful addition. The staff was very helpful if a little brusque. Given their location near the FAO (a major world agriculture board) their English skills were way above average.

The hotels are in a residential neighborhood with 4 major churches and a nice park - Parco degli Arancini. Testaccio (and most importantly Volpetti) are a short walk, the Colosseo, Trastevere and Piazzas Rotunda and Navona only slightly more. It is a bit of a walk to San Pietro. I am not sure of the walk to the Spanish Steps and Piazza di Spagna.

Comfortable beds, wonderful bathrooms with loads of hot water and in our room, a Jacuzzi big enough for 2! Thick absorbent towels. Good breakfast buffet but I would opt for Bar Barberini or Volpetti for a quick breakfast (both on Via Mormoretta).

I booked thru Venere- a double was 92 euro and a single was much less.
