Review 1003: Summer's Leases, La Felicita

1bed/2bath apartment in Montone, Umbria

The apartment was a two story one right in the city of Montone. It was in a building with several other apartments, although we didn't hear any noise from any of our close neighbors. The apartment was very quiet.

Nearby Amenities

There is a small grocer just at the end of the stepped street who has all the essential items you may need. There is a large supermarket toward Umbertide with a much larger selection of items. The main piazza was only a short walk of maybe 5 minutes away. There were two bars there, the one we frequented was next to the newspaper/book store and had excellent cafe and cornettos, the other wasn't open very late but had very good gelato. There was also a meat market just steps away from this piazza. The town had 4 restaurants; we tried 3 of them, all very good (reviews to follow).

The House/Apartment

The building that the apartment was in was on a street with steps only (no vehicular traffic). The steps would present a challenge if you have some walking and/or mobility problems. The apartment was actually on two floors with two seperate entrances, one directly on this street and the other inside the apartment building.

The first floor of the apartment was entered through the hallway inside the apartment building. There was a small corridor on entry which opened to a nice living/dining area with a sofa, dining table, to chairs, CD player and TV. The kitchen was an open one that was also part of the same large room. It was well equipped with range, fridge, washer, sink, and cabinets full of pots, pans, dishes, glasses, etc. Directly off of this room was a door to the terrace and another door to the bathroom. The bath was equipped with toilet, bidet, and shower. In this main room there is a narrow spiral staircase that leads down to the ground floor with a vey nice bedroom and another bathroom. This level has it's own door with direct access to the street.


There is a terrace with a plastic patio table and 4 chairs. It's not shared with anyone, but is not really private. It is possible to watch the sunset from this patio, and it's a nice area to sit and have a drink.

Furnishings/Cleanliness/Living Areas

The place was very clean and neat. The furnishings were in good shape and comfortable.


The bed was comfortable enough. The bedroom got very little light and was quiet, a plus for late sleepers. There were two baths, one on each fllor. They were clean and efficent.


The kitchen appeared to be well furnished. There were lots of pots, pans, dishes, glasses, etc. There was also a small closet with an ironing board and iron.

Problems or Bonuses

No real suprises. The town was very pretty and extremely clean. We were suprised by the number of American tourists.

Agency and Representatives (and price)

Summer Leases was excellent. We were met by the apartment owner, who did a great job of showing us the place and explaining how everything worked.

Do you recommend this vacation rental to others?

i would reccomend this apartment to anyone looking to stay in this area of Umbria.
