4bed/4bath house near Todi, Umbria

Location

Located in the country near the quaint town of Sismano, on a rolling hill with a beautiful view of the Umbrian countryside and the town of Todi off in the distance. In a very quiet location with fields surrounding.

Nearby Amenities

Two small restaurants in Sismano can be accessed by walking. More amenities including groceries, auto fuel, etc. in Avigliano Umbro just a few KM away.

The House/Apartment

The building was a completely rennovated two-story farmhouse with a small apartment (annex) nearby. The building has the traditional Umbrian brick on the outside, and is absolutely beautiful on the inside. All new windows, doors, and fixtures. The villa was very spacious, yet cozy and quiet.

Garden

The garden area was in its second year of growth, and presented beautifully. Near the kitchen was an herb garden. A number of olive trees are planted in and around the grounds. A brand new pool is located along a hillside a short distance from the Villa and with a clear view of the rolling Umbrian countryside. There are two locations for eating at tables on the side and front patio, both with views. As well general seating for relaxing and conversation.

Furnishings/Cleanliness/Living Areas

The furniture was either new or region traditional in very good shape. The interior overall was immaculate and housekeepers came once or twice. There are two washing machines and a dryer in the house. A large dining room table comfortably sat 8 and could also accommodate 10. There were couches in the living room for reading, conversation, and or listening to music (Amplifier, CD Player with speakers). In addition, there was also a study room with another door to the pool area. This room had a desk, and library area with local regional books for reference. The annex (apartment) also had a study, separate kitchen, bedroom, and full bath. A common area upstairs also had a small television with cable for those who can't do without.

Bedrooms/Bathrooms

The beds throughout were very comfortable. The bedrooms were simply, and nicely decorated with local decor. Three bedrooms had their own full baths (two in the Villa and one in the Annex). Two bedrooms share a full bath. In addition, their was a loft area which could sleep 2 children, and there is another full bath on the ground floor. The bathrooms were more typical of a nice hotel than a country farmhouse - with all comforts.

Kitchen

The kitchen is fantastic! Fully modern with gas oven and stove, two refrigerators, dishwasher, center island chopping board, plenty of new plates, glasses and utensils. We cooked almost every night, and had some people come in and host an Italian cooking course one night. All cooking supplies are available.

Problems or Bonuses

Wonderful surprise - the modern conviences and comfort in a traditional style Umbrian Villa.

Agency and Representatives (and price)

The agency was very courteous and attentive. The owner met us at the location and is a native of the US. All of the representatives spoke English, and the owner was very helpful in providing suggestions for day trips to visit historic sites, hiking, wine tasting, pottery purchasing, restaurant recommendations, and where to shop for groceries. She also helped us with our Italian translation!

The description of the site accurately reflects what you get. We were very pleased.

Do you recommend this vacation rental to others?

We would stay again without hesitation. We have already recommended this Villa to friends and family, and are looking forward to returning for another stay and new adventures!

Things to do in this area

Italian pottery shopping in Deruta was fun - yet not inexpensive. Wine tasting was great everywhere we went! Hiking over the hill above Assisi is a great experience is you have the stamina for ~12 miles. A one-day trip to Florence is always a treat. Eating in the local castle in Sismano was superb.
