The rental is in a small village of a few houses, Rubbiano, about three kilometers outside of Spoleto. A hillside, with nice long distance views from the yard. Very peaceful, with the rest of Rubbiano houses on the next hilltop. Paths for walking around in the woods. With a car, day trips to other Umbrian towns are easy (Trevi, Assisi, San Gemini etc.). Rome is 1.5 hours by car, can also be reached by a fast train for a day trip, if you don't particularly like to drive in Italy.
We bought most of our groceries from the town, both little shops and supermarkets easy to reach. The rental had two bikes for use, but the road is steep enough so if you are not in a good shape, I'd recommend driving. The town and surroundings has a variety of restaurants. The owners of the rental will listen to your taste and appetite and recommend very good options for you to choose.
The building was new, with two sides, Eremo and Barbacane. We stayed in the small side with two children (they slept on a double sofa bed) and it was fine. The owners visited the the larger side a few times. Very peaceful.
Very nice sitting area, with a fireplace and a large table. Well kept garden with tasty tomatoes, fruit trees, flowers. The kids loved the donkeys, cats and chicken. A large pool, refreshing in a warm October like 2006, definitely nice in hot summers.
The house was clean, and as it was rather new, also the bathroom was fine.
With two girls a family would need four bathrooms in the mornings ; )
Dishwasher, washing machine (reduces the need for filling suitcases with clothes), gas stove and oven. We cooked breakfast every morning, and full dinners from local ingredients a few times. We also barbecued in the garden.
Problems or Bonuses
The size and peacefulness of the property and the helpfulness of the owners. For us the surroundings gave a perfect opportunity to balance relaxing days in the sun and days of exploring Umbria. The olive oils, jams and honey from the property were a nice souvenir to take home (not allowed in hand baggage though).
Agency and Representatives (and price)
We expected a lot after visiting their website, but we felt we were still pleasantly surprised. The owners speak English, and helped us with every request or question we had. The price was as advertised, and in line with the rates in the area, good value for money. In the city of Spoleto, lots of renovation was going on, hopefully to be uncovered soon.

Things to do in this area
The town was big enough to have all the services needed, but easy to drive and walk in. The Big Thing is the Spoleto festival in June-July. In October the amount of us tourists was fairly low, as compared to some other towns we visited: this made visiting the local sights pleasant. Tempio del Gusto was our favourite restaurant, excellent food for a reasonable price. There are also several theatres, although knowing Italian would make it more interesting.
