Right in Assisi. The apartment's front door is street level but the balcony in the back is a couple of stories high. The view of the Umbrian valley from the balcony is just beautiful.
Within 50 meters are a cafe, a couple of grocery shop, a tabacchi shop with Internet point, hotel, restaurants. Walking downhill will lead to the Basilica San Francesco; uphill to the temple of Minerva and more shops and restaurants.
This is a well kept apartment. There are a couple of other apartments in the building but we never saw or heard the other tenants, maybe they were not around?

No garden or pool but has a small balcony that accommodates a couple of chairs.
The apartment is well-kept, furnished by the owner for her own use. It's a good sized apartment for two people.
The bedroom is big with a couple of windows on the street side. Amazingly enough, it's a quiet apartment. Assisi is quiet in the evening/night.
It also has a decent size bathroom with shower.
The apartment is very clean.
The kitchen looks nice but not as convenient. The refrigerator is very small, the stove/oven is regular size and got a lot of use from us but there is no toaster, no electric kettle, no microwave. There is a dishwasher but it didn't work - it smelt musty and moldy so I did the dishes by hand. There was also a washing machine but we didn't use it.
Problems or Bonuses
This apartment is very nice - nicer that I expected.
Agency and Representatives (and price)
The property manager, Urbis, is actually a real estate office. The woman who met us at the apartment was not very knowledgeable in regards to vacation rentals. Her English is basic. She basically showed us around, took our money and left. Even when I asked, she didn't know how to operate some of the appliances.
Also communications was minimal during our reservation process. They didn't even give us the apartment number. I had a phone number to call when we arrived in Assisi but they weren't answering the phone when we called. The problem was that they gave us the office number but the office was closed on the day we arrived (a Saturday). She apologized for not giving me her mobile number.
It was good that I was persistent in calling the office number several times and she finally answered when she got there. Since we were waiting in front of a hotel, I actually went inside the hotel and asked for their rates and availability. Fortunately, we didn't need it. The wait was stressful.
Do you recommend this vacation rental to others?
I would definitely stay in this apartment again. Since we have gone through the process, I will not be as nervous about it. If you speak Italian, a telephone conversation would be very helpful to answer questions. Their English is very basic.
Things to do in this area
We basically just relaxed and enjoyed our beautiful view of the valley. We did a lot of walking within Assisi.
There are numerous restaurants in Assisi but again we ate all our meals in the apartment - enjoyed the shopping and the cooking.
