This villa is in the heart of the walled city of Cortona. The locations was very nice, especially if you enjoy being right in town. We all loved the area. It was a typical Italian villa that had neighbors really close which made it all the more fascinating for us.
The villa is just a short walk to the two main piazzas in Cortona. There was all kinds of shopping available besides coffee, wine and groceries.
The outer part of the villa was built in 300. It was recently lovingly restored by the present owner. It is in excellent condition including all of the furnishings. The first floor contains the living room, laundry room and large bathroom with shower. The second floor has the kitchen with dining area and large bedroom with king bed. The third floor has two bedrooms, one with queen bed and one with two twins and also there is a large bathroom with shower between the bedrooms. This is the only apartment.

There is no pool and no outside sitting area. However, my husband enjoyed sitting in the door and watching the goings on in the neighborhood.
The furniture is in good shape. There is plenty of seating capacity in the living room and also there is a large wood table that seats 10 in the kitchen. The villa was clean and very comfortable.
The beds and pillows were fine. All three bedrooms are very nice with dressers and wardrobes in each. Both bathrooms have showers and enough room to maneuver around.
The appliances in the kitchen were great. The oven, stove and refrigerator worked well and and very nice. We had plenty of dishes, pots, pans and some delightful extras we did not expect such as toaster, blender and mixer. There was an American coffee pot and two Italian pots. We cooked many good meals in the kitchen and even hired a chef one day to give us a lesson. He also enjoyed the kitchen.
Problems or Bonuses
The owner was the best surprise. He is proud of his villa and put special touches in it such as fresh flowers and fruit. It was so nice to be there and enjoy the neighbors and the city of Cortona and the store owners.
Agency and Representatives (and price)
The agency treated us very well. They listened to our needs and lifestyle and then made recommendations that were an excellent fit for us. The on site person was the owner and we were able to communicate with him in English. The villa was accurately reflected in the published information. We paid about $1,750 per week.
Do you recommend this vacation rental to others?
If we go back to Italy we will definitely stay in Casa Berrettini. Two couples joined us at different times and both loved it. If you do not enjoy climbing hills this is not the villa for you. We knew what to expect from the information on the Internet and loved it. One of our guests is almost 80 but in good shape so he was fine. But we did watch people struggle up the hill to the duomo and the fort!
Things to do in this area
We hiked every day and never went to the same place twice. There is stunning beauty all around and in Cortona. We loved Molesini's wine shop and grocery store. Our favorite restaurants were Cory's, La Bucaccia and Osteria del Teatro. The museums, churches and fort are must sees in Cortona.
