The House/Apartment

Top floor apartment with two others on lower floors. The building appeared to be in good shape. However the Calle flooded very easily and was under a couple of inches of water when the main Campo was perfectly dry - this sometimes made access to the house difficult.


The outside space was very good with three terraces.

Furnishings/Cleanliness/Living Areas

The furniture was fairly basic, sofa was comfortable but dining chairs not. It was reasonably clean.


The double bed was comfortable although the pillows were lumpy and the bedding pretty worn. The bathroom was the low point of the flat with a poorly functioning shower and worn towels.


The kitchen was perfectly adequate with good fridge and freezer space.

Problems or Bonuses

We took this apartment for two weeks to celebrate a special occasion. The apartment description included the information that it had a tub and shower. The reality is a very small tub with a shower attachment on one wall plus a rather long plastic shower. curtain that trailed in the bath - not very hygienic! The shower temperature varied without warning from very hot to cold because the boiler kept cutting out - the cold part of the shower lasted for several minutes. Not pleasant having to endure a cold shower every morning! We survived this for a few days, trying to find a method that didn't leave us shivering in the small tub under a flow of cold water and then complained to the local agent. She then informed us that a plumber had checked the system and found it perfect. Since everything was still the same we next emailed Venetian Apartments.

Agency and Representatives (and price)

This apartment is expensive 1625 per week for a double bed and pull down extra bed mainly because it has three terraces. Although Venetian Apartments has a beautiful website that promises complete satisfaction the reality is somewhat different. When we complained, they completely supported the local agent, again saying that no one had ever complained about this before. When it turned out that the plumber had only checked the water flow at bath tap height (and we sent photos showing the calcification round the shower hose inlet to the wall - showing that water was leaking here and affecting the shower and boiler performance) we noticed that they suddenly changed the wording on their website to "small tub with shower attachment." When we asked if this was an admission that the previous description had been misleading they said that they were only being responsive to our comments. They did refund us 100 and then another 100 but the money wasn't what we wanted - all we really wanted was an apartment which lived up to the description on their website when we booked it or even a proper apology that it didn't. Since we are both in our mid 60s we simply would not have taken this apartment if we had known that it had only a tiny tub and no properly functioning shower. Also the photos of the apartment when we booked showed a much better level of furnishing, etc., than when we arrived. Again these photos changed after our complaint.

Do you recommend this vacation rental to others?

No, we didn't like either the bathing arrangements OR the attitude of Venetian Apartments. Although we had booked a very good house with them in a previous year (and had written to compliment them on this) when we did have a (entirely justified - who wants a cold shower every morning) complaint they didn't get the situation sorted and kept repeating that that only we had ever found the apartment less than perfect. However the fact that they quickly changed description and photos when we complained (although refusing to admit that our complaint was justified) is surely significant here.

Things to do in this area

Lots of things to do. This is a very nice area of Venice.
