Review 5009: Venice Rent Apartments, Bragadin II

The apartment was in a larger building where the owner lived in Dorsoduro on the Fondamenta Bragadin. It was very quiet, on the back side of the building, and had a good size garden you walked through to enter the apartment. There was only one bridge to cross between the Zattere vaporetto stop and the apartment.
The Billa on the Zattere was the closest grocery store - within walking distance but not close.
The apartment was recently completely remodeled for rental. The current owner inherited the property and has two rental units in the building and lives there as well. Everything was immaculate.
There was a small table with two chairs on a little terrace outside the door of the apartment that was on a good sized private garden. It was quiet and private but shared with the family. One afternoon the owner's son was kicking a soccer ball in the yard but that was all we saw of the family.
The kitchen was small but appeared functional - we did not cook any meals. There was a table with four chairs and two sofas in the living area that were comfortable. The pictures on the web site are accurate.
The only caveat I would give to my recommendation is that the bedroom will not be for everyone. There is a steep staircase leading up to a loft where the bed is and there is very little room except where the bed is. No night tables and only room to walk on one side of the bed. The bed is firm. The bathroom was reasonably sized - the only issues we had is that there we no hooks to hang toiletry kits and no trash can in the bath. The shower was decent sized and had a good flow of hot water.
We didn't cook but there was a two-burner stove, microwave, dishwasher and good sized fridge.
Problems or Bonuses
The owner was very nice and spoke perfect English. We were her first American guests. She suggested we take the Alilaguna from the airport and met us at the vaporetto stop. We did not use the A/C but there was a unit in the bedroom. For the price (€120/night) what we had was a bargain compared to what we have spent in the past. It was very quiet and the only negative was the tiny bedroom area and very firm bed. That said, we would stay here again. The web site describes it as having satellite TV - there were no English language channels available though.
Agency and Representatives (and price)
Within a half hour of booking through the agency, we received an email from the owner. She was very quick in all her responses. The description on the web site was accurate.
Do you recommend this vacation rental to others?
I would recommend this with the caveat that the bedroom (steep stairs, tight with nothing other than the bed and a single chair in the space, firm bed) may not work for everyone. We had to leave our luggage in a small room at the bottom of the staircase leading up to the bedroom. The apartment was incredibly clean, which isn't surprising since it was newly remodeled, and quiet.
Things to do in this area
Taverna San Trovaso and Ristorante San Trovaso are both a short walk and very good.
