apartments on an estate near Montepulciano, Tuscany South

Le Manzinaie is ideally located in southern Tuscany, in the countryside but near Montepulciano. It is wonderful for exploring the hill towns and cities of both Tuscany and Umbria. We love this area and have now stayed here many times. You can drive east to Cortona, Perugia, Assisi, lake Trasimeno, or go west to the lovely hill towns of Pienza, San Quirico, Montalcino, etc. In 45 minutes you are in Siena and just 1/2 hour more to Florence. The grounds are beautiful with a lovely pool and gardens.

Nearby Amenities

You really do need to have a car. But the stores and restaurants in the small village of Aquaviva are only 10 minutes away.

The House/Apartment

The estate is historical and has been beautifully and lovingly restored by the Grassi family. We have stayed here several times. This time we were with another couple so stayed in the stand alone three bedroom villa. We have also stayed in the stand alone two bedroom villa and in the apartments located in the main building.(I believe there are four apartments) there is a beautiful pool and expansive garden, which you can help yourself to the fruits and vegetables.


There are several outside sitting areas. Some are private and others are shared. The pool is large and beautiful with comfortable lounge chairs.

Furnishings/Cleanliness/Living Areas

The apartments are spotless. The living room and dining room were furnished with a comfortable couch, large table and chairs and television. It had everything that we needed.


The beds are comfortable and the bedrooms are large and airy. Screens on the window are wonderful! There is a bathroom for every bedroom and these bathrooms are large and up to date. The shower was fantastic!


The kitchen was great, microwave, oven and stove. You could cook a full meal but we mainly had breakfast and sandwiches or snacks. There are plenty of dishes, and pots and pans.

Problems or Bonuses

Having been here so often, there are no surprises except that it keeps getting better every time we go!! We love the place and the family that owns Le Manzinaie. You cannot find a better place to stay.

Agency and Representatives (and price)

We booked directly with the owners. They are multi-lingual, including English. In fact, the daughter, Alice, speaks four languages and is learning another!

Do you recommend this vacation rental to others?

We have stayed here again and again. And we have brought our best friends with us twice. I would love to keep it our little secret, but everyone should experience the beauty and generosity of the Italian people through the Grassi family and their wonderful place.

Things to do in this area

We have gone everywhere from Florence to the north, Perugia and Foligno to the west, Orvieto to the south, and Montalcino to the east from Le Manzinaie. I don't think there is a town or village we have missed in this radius. Our favorite restaurant is L'Angolo in the little village of Aquaviva. We like the shops in Cortona and Montepulciano.
