Location is very near the ancient forum of Rome and major classical sites. By near I mean less than an eight minute slow walk. It was very conveniently located near the Cavour Metro stop. The area is a small neighborhood full of local shops from a green grocer, restaurants, services and even a shoe repair and UPS store. The via can be noisy at times especially from the "Irish" bar a few doors down (at night) but that was not a deterrent for us. We liked the area very much.
We walked and shopped with ease locally. We felt very comfortable in the area. The bakery, and grocer were on the Via Urbana, which was minutes away (from the opposite direction for the Colosseum).
The flat is on the fourth floor of a historical building and it was in very good condition! There are three other rentals below it, all belonging to the same property.
The terrace was small and lovely it was clean and the jasmine was in flower along with other shrubbery.
Yes - very clean and accommodating.
Bathroom was small but clean and the towels were thick and fluffy.
The kitchen is small - fine for two people. Everything there worked and was great.
The oven was a small European convection-type oven but no microwave and that was the only thing "missing." I was able to cook four full dinners there regardless, it was akin to a galley on a small boat!

Simona the agent was sincere and quite capable in every/any kind of explanation. She is a real credit to the operation. By happenstance we also met the owner twice, Alessio who is a dynamic, intelligent and very agreeable person. He is very committed to this place and we were so glad we got to meet him in person.

Yes! Yes! Yes! Yes, and, we are ready to go back.
Things to do in this area
I think all told in Rome we walked about 75 miles in and around the city. We also did (really) use public transport, as well.
Took a side trip to the ancient city of Ostia Antica, saw whats left of all "7 hills". As we have 'history' in our blood we did Rome in very much the Classical sense.
Buy a Roma Pass, it is worth it. Buy your tickets to the Vatican online direct from the Vatican website.
There is a nice little dress shop of Via Leonina as well as a very good Sicilian Gelato and Sweet Shop.
The staff of Angelios - a touristy restaurant across from the Colosseum actually are great, food is good and really you cant beat the view.
