4bed/3bath house near Spoleto, Umbria

Beautiful location about 10 km north of Spoleto just outside the town of Bruna. The home sits alone on top of a hill with a gorgeous 360 degree view of the Umbrian countryside and mountains.

Nearby Amenities

The nearby town of Bruna was only about 2km away and has all the basic shops you would need plus two fairly good restaurant/pizzarias. For even better shopping, it's only about a 20 minute ride into Spoleto.

The House/Apartment

The house, at one time, was beautiful, and could be again, but needs some work and TLC. We were dissatisfied with the cleanliness of the house in general. I think we may have been the first tenants for a while and the cleaning seemed to be a last minute quick job. Under everything we picked up was a coating of dust.


Outside there is a small covered terrace with a beautiful view and some wonderful sunsets, but with just a very old picnic table and a few plastic chairs.

Furnishings/Cleanliness/Living Areas

Best was I can describe the old furniture is to call it "early Adams Family." The overstuffed livingroom chairs and sofas were in pretty bad shape and very uncomfortable. We were afraid to sit at the dining table as the chairs looked like they might not hold us.


4 bedrooms - 2 with queens and 2 with twins. The twin beds weren't too bad but the queens were very uncomfortable and mattresses need to be replaced. 3 bathrooms were basically OK except the shower heads were so old and clogged that they sprayed in every possible direction. Also, having no shower curtains that is common in Italy, added to the spraying water over floors and walls.


Kitchen was big enough with a good stove and refrigerator and work table. Oven, however, was filthy and hadn't been cleaned in a long time and the ladies refused to use it.

Problems or Bonuses

Our first surprise was how beautiful the house looked on top of the hill as we approached. Our second surprise was just how bad shape was the inside.

Agency and Representatives (and price)

Onsite manager lived just next door down the hill but spoke no English so our communications were brief, but he was pleasant enough.

Price was about 1300 euros/week in May but too high for the condition of the property.

Do you recommend this vacation rental to others?

I do not recommend this property unless the owner makes some changes. If most all the furniture were replaced and some major cleaning and a little painting done, I would change my mind as the location and views are unbeatable.

Things to do in this area

We just about visited all of Umbria from here except the extreme northern part. Weren't anxious to return to Belvedere for evening dinner and relaxing so we travelled around all 14 days and ate out, which wasn't necessarily a bad thing. Enjoyed many wonderful restaurants in the area.
