This is a beautiful and peaceful location. Views of the surrounding hills and the Tiber river are nothing short of breath-taking. Especially pretty pool area.
Drive to Todi is about 15 min. of which 3 km is on a very narrow white road. There is a super market about 10 min drive away and good fruit, cheese, bread, meats in Ponterio, also about 10 min. drive. There is nothing you can walk to except fields, other homes and more beautiful views.
The house itself is the downfall of this property. It is musty, dark and old inside and without the charm necessary to overcome it's negatives. Outside is nice stone typical of the area.
The outside sitting area is beautiful if lacking in comfortable furniture --mostly those white plastic chairs and 2 benches. Very pretty plants around sitting area -- lots of lavender and ginestra. Pool area, shared with owners, is very beautiful and private.
Furniture is old and run down. Nothing quite matches. There are brass huricane type lamps, cheap wicker hanging lamps and antiquey looking lamps. The couch in the small living room is a futon type couch, and there are 2 comfortable chairs in there. Dining room seats 6 comfortably as does outside eating area.
We had water pressure problems which made showering touch and go. Hot water could be "fixed" by adjusting an outside set of plumbing indicators, but then it was necessary to switch them back again. Shower was very slow to drain so you had to step into a pool of cold water (left over from letting the water run to warm up) at first. Lots of mildew in the shower area -- yuck. Towels were old and mismatched although there were plenty of them.
Beds were fine. Extra blankets are stored with so many moth balls you can't breathe if you don't air them out before using. Master bedroom has a nice couch/sitting area but there is also an old mini crib in there that is dirty and ugly.
Kitchen is OK. Lots of the things seemed dirty and the stove top is rusty. Utensils in a window sill container were full of spider webs. More than enough dishes, mugs, glasses, and flatware. Pots and pans: just OK, some are rusty or grimey. As with all vacation rentals -- not enough big knives for chopping.
Problems or Bonuses
Problems: The general feeling is that Casa Mattio is not well cared for. We noticed that the outside light had burned out and were told "I'll get you a bulb to change it; the ladder is over there". The "house book" with info is admitedly 15 years old and out of date. Gardener comes twice a week, very early in the morning -- not good for light sleepers.
Minor problem: The line for drying the laundry is in the shade so it takes a very long time for clothes to dry.
Agency and Representatives (and price)
Agency rep was easy to communicate with online. British owner always seemed in a big hurry and was not very helpful but his wife was absent and I think she is the one who normally handles the guests' needs.
Do you recommend this vacation rental to others?
We would NOT stay there again. Too dirty and dark. I never actually felt comfotable at Casa Mattio. If you are used to roughing it you might like it but not at the price -- about $2,000/week depending on exchange rate.
Things to do in this area
The area is wonderful. We loved Todi and all the easy day trips from there. Umbria is green and beautiful. Many good restaurants in town. Avoid Poselli, the truck stop place on 448. Top choice: La Mulinella; and don't forget your camera for the drive there. Parking in town seems daunting at first; just park and Porta Orvietana and take the lift; it's fun and easy,
