We planning to move to England for a year, so I started this page to gather the resources I find.

How to Find Long Term Rentals

Many real estate agencies also handle long term rentals (called "residential lettings"). Find a local paper for the area you are considering and check the "Property to Let" section of the classifieds. Contact the local council office and ask them for the names of businesses that handle rentals. Do a web search for "letting agents". We have some agents listed on this page.

What to Expect When Looking for a Long Term Rental

In May 2005 we spoke with an agent at Butler Sherborn in Tetbury about long term rentals. They handle sales and rentals in the Cotswolds with offices in Tetbury (Gloucestershire), Burford (Oxfordshire) and Stow-on-the-Wold. This is the information she gave us.

Leases: Most rentals have yearly leases.

Credit Check/Deposit: If they are renting to someone not from England, they cannot do a credit check on them, so they would need bank and character references and a larger deposit. Normally a one month's rent deposit is taken; for a foreigner they would want a two month's rent deposit.

Furnished Rentals: These are not that common. Most people renting in the UK want unfurnished houses. She said she has rented to Americans who buy furniture here, then have a big garage sale before they leave.

Pets: Some rentals will not accept pets. Cats are more likely to be accepted than dogs.

Prices: Real Estate in the Cotswolds, especially the area around Tetbury is very expensive. A row house that may sell for £300,000+, may rent for £1,000 per month. The agent showed us some recent listings so we could get an idea of prices. £750/month for an old stone row house (end unit), recently remodeled, in a quiet location near Tetbury. £850/month for 3bed/1bath house with garden and countryside views near Tetbury. £1,000/month for a 3bed/1bath cottage on the grounds of a large estate in the countryside. Extra Charges: Tenants pay utilities plus the yearly Council Tax (which can be from £1000 to £1800 per year). In some cases tenants are expected to pay for yearly maintenance (e.g. chimney sweeping, electric testing, gas testing).

Time Needed to Find a Rental: Many properties give two months notice, but some give just one month's notice. They try to find a tenant before the property is vacated.

Best Time to Find a Rental: Christmas is a busy time for rentals for them.

www.defra.gov.uk: Department for Environment, Food and Rural Affairs. This site has the regulations for bringing pets into the UK. They no longer need to be quarantined, but you have to get them chipped, vaccinated and have blood work done. You have to start this about six months before moving.
